What is a DSCR loan and how does it work in Virginia?

DSCR stands for Debt Service Coverage Ratio. The lender divides the property's monthly rent by its full monthly payment: principal, interest, taxes, insurance, and any association dues (PITIA). Hit 1.0 and the rent covers the payment. That ratio, plus your credit and down payment, is the qualification. Your personal tax returns, W-2s, and DTI stay out of it.

Virginia rewards investors who read the fine print, because several of its rules run opposite to what East Coast buyers expect. The Commonwealth authorizes protected series LLCs, has no rent control and no cap on property-tax reassessments, and lets you choose your own settlement agent instead of forcing an attorney closing. No. The file is built on the property: a rent schedule (appraisal Form 1007) or executed lease, plus credit, reserves, and the down payment. That is the point of the product for self-employed investors whose tax returns understate real cash flow.

How much down payment do I need for a Virginia investment property?

Does Virginia have rent control or withhold tax on out-of-state sellers?

Neither. Virginia has no rent control anywhere; a 2026 bill to allow local rent-increase caps failed 11–4 in committee and was continued to 2027. And Virginia does not withhold tax at closing on nonresident sellers the way Maryland does; it requires a registration filing (Form R-5) instead. Both are lighter than what neighboring states impose.
